473 Albany Highway

473 Albany, Auckland
2016 - ongoing
Render of the development

Since 2016, Woods has provided our full range of services for this project, including Planning, Engineering, Urban Design, Architecture, Survey and Spatial.

We were initially involved in the early scheme and due diligence on the site for a different client and were chosen for our familiarity with the site.

The development is the 13.6-hectare Massey University campus on the Albany Highway. It is close to schools, sports facilities, and natural streams and reserves - a prime location for urban regeneration.

Plan of the development

Woods Involvement

The team managed a consent process for a 600-lot+ residential development and retirement home and a shared path. The latter was in close consultation with Auckland Council Parks, Auckland Transport, and the local board to ensure quality access for pedestrians and cyclists. Iwi engagement included an in-depth discussion on the proposed activities, and development plans and site walkovers. In addition, iwi provided feedback, particularly around water and water quality, which has been incorporated in the stormwater management proposed for the site.

Our team advised the client on the site’s opportunities, constraints, and risks, through a consenting scope for a Master Plan and proposed Plan Change. The team led and attended Urban Design Panel meetings and then later attended a Plan Change hearings.

This approach enabled a significant increase in the site density and required close collaboration between Woods’ in-house planning, civil and stormwater, surveyor teams, and other land development specialists.
