    Daniel Williams

    Managing Director

    Daniel has been a Director of Woods for 25 Years and has been Managing Director for the last Fifteen. He has over 30 years of professional experience as a Surveyor with involvement in a broad range of projects including master-planned communities, large infrastructure builds and commercial developments throughout New Zealand and the Pacific Islands. Daniel enjoys the interaction with clients in the investigation and commencement of large projects and can see the bigger picture of development opportunities. He has successfully overseen the growth of the Company to its current size through the use of technology and high performing staff. He is looking forward to the next phase of growth for Woods.

    Mark Cochran

    Director - South Island Manager

    Responsible for Woods’ South Island operation, Mark is a surveyor and engineer with over 25 years of experience in the Land Development industry.

    He is renowned for his work on a broad spectrum of design, planning, and surveying projects (infrastructure, commercial and residential) for both public and private sector clients. Mark has lead several small to large-scale land development projects and enjoys the challenge of delivering a quality finished product for our clients and the community.

    Mark Williams


    As a Director, Mark has a responsibility to do the right thing — for both Woods’ clients and staff.

    Since graduating in 1986, he has specialised in land development, an industry that has changed a great deal over the years.

    The most significant driver for Mark is that the work Woods undertakes results in places people want to live. So, to him, it is vital this ‘end game’ is always to the fore. Teaming this aspiration with the goals of a broad client base is a rewarding challenge that has kept Mark invigorated throughout his career.

    Brian Flood

    Director & Principal Engineer

    Brian has been an Associate of Woods since 2008 with 30 years of professional experience as a civil engineer. He has worked on a wide variety of master-planned developments and infrastructure projects throughout New Zealand, China and Europe.

    He is frequently sought for complex multi-disciplinary projects.

    Brian specialises in the delivery of site and route selection for a range of infrastructure, energy and utility projects, providing integrated design solutions and mitigation strategies in both urban and rural locations. He is also an experienced and recognised expert witness, presenting evidence before council, the Environment Court and Board of Inquiry hearings.

    Matthew Wallace

    Senior Associate - Discipline Manager Land Development Piritahi

    Matthew has over 18 years experience in land development, predominantly in the field of project management and delivering high quality residential and industrial subdivisions. He leads a team of engineers that are focused on ensuring cost effective and time efficient solutions.

    Matthew is a regularly asked to be a contributor and reviewer of Council guidelines in relation to stormwater and erosion and sediment control management.

    Marcel Waldvogel

    Discipline Lead LD Piritahi

    Marcel is a charted professional engineer leading a team of engineers doing large scale land redevelopment and infrastructure projects in transforming communities.

    Marcel specialises in civil engineering design and management of complex largescale brownfield developments which require multi-disciplinary designs and the management of construction observations/contract management throughout the project lifecycle. Marcel uses his experience to redevelop and reinvigorate communities with new innovative infrastructure to help combat the housing shortages in Auckland.

    Phil Heffernan

    Principal - Planning Manager

    Phil is a Principal Planner and is responsible for Woods’ planning team. He has nearly 20 years’ professional experience in planning, consultation, iwi liaison, environmental assessment and project management for both public and private sector clients.

    Phil has delivered projects throughout New Zealand, Australia, the Pacific Islands and Asia. Career highlights include attending Auckland Unitary Plan hearings, 473 Albany Highway resource consent (600+ residential dwellings), delivering an AusAid project in Solomon Islands, a 660 MW Power Station in Indonesia, a land use study in Northern Territory, Australia and the Puhoi to Warkworth Road of National Significance.

    Michelle Fletcher

    Associate Surveyor

    Michelle is part of our great Christchurch Surveying team. She is a senior technical expert Licensed in Cadastral Surveying with over 20 year’s specialist experience. Prior to joining Woods Michelle was a surveyor within the public sector working for a City Council for over 15 years with extensive exposure to the surveying requirements of Local Authorities.

    At Woods she is involved primarily in Land development projects ranging from Unit developments to cross lease conversions to rural to boundary adjustment subdivisions. These compliment her vast knowledge of legalisation surveys.  Michelle is also an active member of the New Zealand Institute of surveyors for many years, Michelle is currently serving on the ASaTS LINZ working group representing Licensed Cadastral Surveyors.

    Senior Assoicate Engineer

    Manu is an engineer with twelve years of experience. Based in the Christchurch office, he has worked on designing and delivering many large and small-scale projects in the South Island. Manu thrives in a team environment and enjoys providing practical solutions to complex problems. He gets real satisfaction from seeing his designs completed to a high standard.

    Kendall Reid

    Senior Surveyor

    As a qualified surveyor, Kendall’s career has been diverse in both location and surveying discipline.  She began her career in 2010 with a focus on large-scale land development and was also a surveyor in the red zone in Christchurch during the management and recovery period of the Canterbury earthquakes.

    In 2014, she moved to London to work for survey manufacturer Leica Geosystems as a technical representative for market leading Total Stations, GPS and Laser Scanning equipment. Since moving to Auckland in 2016 she has refocused her career on large scale land development surveying, with her involvement and management of some of the largest residential developments in Auckland.

    Principal Engineer - Neighbourhood Design Manager Piritahi

    Todd has been a civil and structural engineer for over 22 years working in New Zealand, Australia and the United Kingdom. Todd’s expertise is in drawing together all the strands of land development to effectively work with clients to deliver a completed project. With increasing intensification this has meant collaborating on traffic, geo-technical, stormwater, servicing and architectural issues with a clear understanding of sequencing and staging decisions.

    Gabriela Olekszyk

    GIS Analyst / Surveyor Piritahi

    Gabriela used to be a surveyor in Western Australia, where she gained experience working in the mining industry and residential sector. This gave her a valuable insight into work environments ranging from small scale subdivisions to large, ongoing, multidisciplinary projects. Gabriela joined Woods as a GIS specialist, and is now developing web based maps to improve access to information. She is also involved in projects requiring GIS format data collection or output. She is currently designing mobile GIS applications for use by our field staff.

    Senior Associate Engineer

    Allan is a Civil Engineering Technologist with over 28 years’ experience in the civil engineering sector. He has extensive experience in urban site development projects such as shopping centres, business parks, residential land developments, warehouses, factories, hospitals, schools including multi storey buildings with deep below ground basements/parking facilities. Allan specialises in the design/ construction monitoring and engineering management of bulk earthworks, sub-soil drainage, stormwater, wastewater, water supply, roads and vehicle parking facilities.

    Survey Manager (Construction)

    Lee specialises in construction & engineering surveying & leads his team to help deliver successful commercial, civil and infrastructure projects. He has over 15 years’ experience starting in Auckland on many high profile transport and high rise projects, he then moved to Queensland where he lead a team of surveyors on large scale land development and highway projects. He has since returned home and is currently working with many of Auckland’s leading commercial builders and civil contractors.

    Senior Associate Survey Manager (Land Transfer)

    Having worked in the industry for over 15 years, William has extensive experience in all aspects of cadastral surveying. This includes simple land subdivisions, unit titles, cross leases, easement and legislation surveys. William has expertise in construction set-out and project management. He has also completed a number of in-fill subdivisions, which includes lot layout and infrastructure design, engineering supervision, client representation and managing consent all the way through to final compliance.

    Colin leads a team that delivers all manner and scales of land development projects from conception to completion. With over 15 years of industry experience, he specialises in design and management of land development projects, road upgrades, and stormwater management systems, focusing on project delivery and cost control. Having qualifications and experience in both Architecture and Engineering, Colin is known for combining these disciplines and delivering the end-user outcomes that create environments where people love to live, work, and play.

    Matt has over 15 years of industry experience that encompasses Project management, Civil Infrastructure design management, Surveying & Land Development. His experience has provided him with a comprehensive understanding of the whole life cycle of a project from design and planning through to construction and handover. Having delivered large scale infrastructure projects through to small scale land development projects, Matt understands the challenges and complexities involved in achieving successful outcomes.

    Sean is a Senior Urban and Architectural designer with over 13 years’ experience over a broad range of projects in New Zealand, Australia and Middle East. He has experience in both urban design and architectural projects, with abilities as a conceptual designer at both a master planning and detailed level. His ability to manage and systematic approach means better results that exceeds brief and expectation and creates strong financial returns.

    With over 20 years’ experience, Richard has worked in New Zealand and abroad. His expertise lies in all aspects of cadastral surveying and land development. Part of Richard's role involves project managing and undertaking the surveying and engineering design aspects of in-fill and smaller scale subdivisions.  He is client-focussed and works with others at Woods to achieve desired outcomes in a timely and efficient manner.

    Owen manages a team focussed on the design, implementation and delivery of small- to large-scale residential and commercial developments.

    Having worked in the industry for 13 years, Owen has a comprehensive understanding of cadastral surveying, civil engineering, resource management and land development processes. He enjoys coordinating within project teams, comprising Woods and external consultants, and delivering developments for our clients.

    Senior Administrator

    Clare is our Senior Administrator who oversees the Administration Team on a day-to-day basis, ensuring the overall effectiveness and smooth running of our office. She is a very versatile member of Woods, having worked on multi-million dollar projects across New Zealand, where her skills in planning and executing strategies, systems, and processes are invaluable. Clare manages our computer document management systems, all the aspects of our accounts and backs up the Office Manager and HR when required.

    Principal Surveyor

    Having worked in the survey industry for over 20 years, Rowan has a broad range of skills from land development and cadastral surveying to the implementation and application of survey technology. He also has extensive construction experience due from his time in the UK working on some of the country’s largest construction projects. Rowans overseas the wider survey department and has established a range of survey specialist capabilities including 3D laser scanning, UAV, mobile mapping, construction and geospatial.

    Senior GIS Developer / GIS Manager

    Steven brings a Geographic Information Systems (GIS) data processing, analysis, and web development portfolio of skills to Woods. This combination provides the means to tackle complex spatial analysis and create custom environments to aggregate, review and interact with the results and wider spatial data landscape including 3D laser scanning and BIM models.

    He architects our GIS web platform Woods Map, delivering our projects to clients through an interactive and immersive integrated 2d/3d viewer. Project experience ranges from large scale automated land suitability analysis across 29 Councils for New Zealand largest landholder, traffic pattern analysis derived from cell tower location tracking, to underground blasting vibration calculation and visualisation for constrained subway environments.

    Principal Engineer - 3 Waters Manager

    A chartered professional engineer with over 15 years’ of experience, Pranil manages the Woods 3 waters team. He is an expert in stormwater management, stormwater infrastructure design, flood modelling, flood hazard and overland flow-path assessments, He is often called on to provide expert evidence in the Environment Court and in Board of Inquires. His projects span the range of development scales and types including greenfield and brownfield sites, multi-unit housing, and commercial projects.

    Sam is a chartered professional engineer with extensive land development experience in the greenfield and brownfield space. He is currently leading projects at the Piritahi alliance, which focuses on preparing land and infrastructure for high-density in-fill development.

    Sam's strengths lie in his timely delivery while providing high-quality outcomes for stakeholders at all project stages, from design and inception to final sign-offs. Sam enjoys working through complex engineering problems to provide innovative and practical solutions and takes pride in seeing the social, commercial, and environmental benefits of his work.

    Associate Engineer

    Ben has had civil design and construction experience in Australia and New Zealand for more than 11 years across all scales of land development engineering. From greenfields projects to densification of complex brownfields sites, Ben leads a small team within Woods, often concentrating on dense developments, including building projects and retirement villages. These projects require attention to detail and quality communication, enabling the coordination of designs across many consulting fields to achieve client outcomes.

    Donna Green

    Office Manager

    Donna heads our administration team and works with the four directors to ensure the smooth management of the company in both the Auckland and Christchurch offices. She has vast experience in all reporting functions, payroll, and various financials for the company. Donna is critical in coordinating the multitude of tasks required to keep Woods running like a well-oiled machine. Works with the senior management team and HR to help with continuous improvement initiatives, coordinates social events, oversees the general office facilities, and works closely with the H&S Manager to ensure systems and processes are up to date and adhered to.

    Vanessa Bosen-Machee

    Human Resources

    Vanessa's HR career started in the Middle East where she worked for one of the largest hotel groups in the world. Since moving to New Zealand in 2011, Vanessa completed her Masters in Management specialising in Human Resources Management. She has worked in various industries including education, oil & gas, fast food, and IT and across all disciplines. At Woods, Vanessa looks after all aspects of the HR function and work alongside all the managers and team leaders across the business on resourcing and development.

  • Tim Rickards

    Tim Rickards

    Senior Associate Engineer

    Tim is a CPENG Civil Engineer with proven experience in leading Civil design teams in large-scale Roading and Urban infrastructure Projects. He has solid 3D Design and CAD skills and is a specialist in 12D models. Tim also has strong Storm Water design skills with experience in both treatment and capacity aspects of stormwater design.

    Tim has had experience in a wide range of exciting and challenging civil projects, including; desalination plants in Australia, prison designs for the Solomon Islands, Northern territories and in Auckland, roading projects in New Zealand and Australia – both highways and residential/commercial subdivisions, civil site design around urban infrastructure including sewage treatment plants/pump stations, resorts, retirement home, and sports stadiums, and large scale residential subdivisions.

    In addition to Tim’s project experience, he has taken the lead role in developing Woods internal systems, including training and mentoring other engineers in 12D and engineering design and developing the health and safety system.

    Principal Planner

    With 25 years’ experience in planning, Euan brings a invaluable knowledge of planning legislation and practice, and has managed a broad range of residential, commercial, rural and infrastructure development projects for local government and private sector clients.

    He is responsible for leading the planning input on Woods’ large scale residential projects and has proven leadership skills and management of multi-disciplinary teams. Euan worked as an independent planning consultant and held team management positions in Auckland Council before joining Woods in 2016.

    Associate - 3 Waters Engineer

    Bidara works extensively on major infrastructure projects in both New Zealand and Australia, including greenfield and brownfield land developments in Auckland. She has a deep understanding of the key drivers associated with challenging projects, and is responsible for the delivery of technical reports, options analysis & assessments, infrastructure planning, flood analysis and reticulation & network design.

    Katie is a planner with ten years + experience across both the private and local government sector. Katie began her planning career at Auckland Council in 2012, and since joining Woods in 2015 has been involved in large-scale land development projects and a secondment to the Piritahi Alliance preparing resource consent applications for Kāinga Ora. Her experience has involved the lodgement and processing of a wide range of notified and non-notified resource consent applications to deliver network infrastructure, large-scale subdivisions, residential terraced and apartment units, early childcare centres and commercial activities.

    Sam Hackett

    Senior Surveyor - Mobile Mapping

    Sam has been involved in surveying for 15 years working in Northland New Zealand, Queensland Australia, and now in Auckland.  During his time in Queensland, he was involved with high-value industrial projects, residential projects and Lidar mapping projects.  

    He developed expertise with Mobile Laser Scanning, Terrestrial laser scanning and Lidar processing.  Sam manages the Woods Mobile Laser Scanning, oversees day to day field and office surveying work, and also is directly involved with specific land development, monitoring and mapping projects.

    Boniface is a professional civil and environmental engineer with over 17 years of experience. With his two postgraduate engineering degrees, he brings expertise in water quality and contaminant load modelling. His projects scan a range of development scales and he has strong skills in both civil and water infrastructure.

  • Jamie Whyte

    Jamie Whyte

    Senior Associate - Project Co-ordination

    A registered surveyor, Jamie has expertise in land development engineering and project coordination. With experience in large subdivision projects such as Stonefields, Millwater, and Long Bay, Jamie now oversees the project coordination for the Milldale development north of Auckland.

    Milldale is a 4,500 lot masterplanned development that started construction in 2017 and has already delivered over 1000 new lots to Auckland’s housing supply. Starting at Woods in 2004 as a survey graduate, Jamie now has 18 years of experience in the land development industry in Auckland.

    Michael Bates

    Associate Surveyor

    Mike is a Registered Professional Surveyor with surveying experience in New Zealand, Australia, and the United Kingdom. Mike joined Woods in 2007. In more recent years, Mike has been involved with large-scale residential land development projects. He coordinates and manages projects from the initial conceptual phase through consenting, construction, and completion until Titles are issued. Mike’s areas of expertise are Land Development Engineering design and Project Management. Mike gets satisfaction by seeing people living in and enjoying developments that he has been involved with.

    Paul Edmond

    Principal Urban Design & Architectural Manager

    Paul is a registered architect with more than three decades of experience in residential, commercial, and interiors projects. Paul is also extensively involved in the wider community as the Urban Issues Group (Auckland branch) chair, advocating for better design and communities.

    The establishment of his Architecture and Urban Design team in 2013 extended the services Woods offers its clients. This has enabled greater design coordination and project efficiency early on and throughout the project. Something that sets us apart from other engineering firms. Current projects that he is working on range from urban mixed-use developments of brownfield sites, multi-unit housing, and individual homes for private clients.

    Sam Smith

    Laser Scanning & BIM Specialist

    Originally from an architecture and construction background, Sam has considerable experience in the planning, programming, and delivery of some of New Zealand’s largest and most complex 3D laser scanning projects.  Prior to joining Woods, he was integral in the development and growth of 3D Laser Scanning in New Zealand.  

    In this time he also developed a keen interest and knowledge in Building Information Modelling (BIM), more specifically its potential to be correctly applied in pre-design, design, and building operations activities.  While there is a natural union with 3D laser scanning and BIM, it is Sam’s interest and passion for current and emerging technologies keeps him busy finding ways to further innovate, optimise, and implement, technology for the benefit of Woods’ clients.

    David Gonzalez

    Senior Urban Designer

    David has over ten years of New Zealand experience designing large-scale, comprehensive, mixed-use developments for both the public and private sectors. His urban design includes master plans, street designs, and design regulations across the transect from rural villages to downtown revitalisations, for developers, not-for-profit organisations, government agencies, and municipalities.

    His architectural experience includes all phases of building design, from feasibility studies and schematic design to construction documents and observation for various building types (single and multi-family residential, educational, commercial, and civic structures). David was classical trained in urbanism and architecture by global leaders in Miami and Rome.

    Senior Associate Engineer - 3 Waters

    A Chartered Professional Engineer with specialised skills in design and modelling of three waters-related infrastructure, Ajay has global experience working on three waters projects in New Zealand, the United Kingdom, and the United Arab Emirates. He has been instrumental in preparing numerous catchment scale hydraulic models, detailed design of networks, and preparing integrated catchment management plans and infrastructure reports for private clients, as well as for district and regional councils.

    Joanne has worked in the industry for over 14 years. She has expertise in infrastructure engineering, project management, and land development engineering including large scale brownfields development. She is known for her attention to detail and practical approach to engineering challenges.

    Neil Cox

    Senior Associate - Survey Manager Christchurch

    Neil oversees the Surveying team in Christchurch. He is involved in all aspects of surveying from 3D laser scanning, multi-lot subdivisions to two-lot subdivisions.

    Having worked in the industry for over 20 years, Neil has broad experience in all aspects of cadastral surveying and land development process.

    Neil also has extensive construction surveying experience due having worked in the UK and his ongoing involvement with the Christchurch rebuild.

    Gina is a professional engineer with experience in three waters design and planning in both public and private sectors. She specialises in three waters modelling, preparing catchment and zone-management plans and is proficient in the delivery of water infrastructure from concept design stage.

    Intermediate Planner and Urban Designer

    Jess’ work bridges both urban planning and design, and over the last six years, she has a been involved in a diverse range of projects in Auckland and New York City. Since joining Woods in 2017, Jess has prepared a number of resource consent applications, policy submissions, and urban design assessments to contribute to delivering large-scale subdivisions, residential and mixed-use developments, and infrastructure projects for private and public sector clients.

    Jess recently completed an 18 month secondment to the Piritahi Alliance where she was involved in Kāinga Ora's Auckland Housing Programme. Jess holds a Bachelor of Science (with Honours), a Master of Urban Planning (with Honours) and completed a Master of Urban Design degree in June 2021.
