Grafton Downs Ltd successfully completed a Plan Variation for a ‘new town’ for land surrounding the existing Wesley College in 2016. The town will ultimately provide for approximately 4500 homes.
Woods’ role expanded after the Plan Variation was granted, from engineering & surveying services to include planning, urban design and architectural services.
The Phase 1 framework plan established a linked street network with two retained streams providing landscaped riparian margins. A central reserve will provide a recreation space with a playground and an adjacent cafe-sales office. The blocks surrounding the park will provide medium-density rear-loaded duplexes. The design minimises rear lots and provides a wide range of site sizes for housing diversity.
The Special Housing Area required Woods to design affordable housing for the first stage. This has been achieved by providing duplex lots that a range of building companies can build affordable homes that appear in form and scale as similar to free-standing adjacent houses.
With high quality landscaping, re-vegetated stream reserves for walking and a separate cycle-path, the development sets the scene for the next 15 years of development of this ‘new town’.
Earthworks and civil works commenced February 2017 on Phase 1. Stage 1 houses are currently well under construction. The Phase 2 Framework consent with a primary school and further residential lots was lodged in December 2018. GDL and Woods are now looking to Phase 3, the future central great park & rail station and future neighbourhood centre.
