Equidae Estate, Hingaia

This site in Hingaia looked innocent enough, however, it had its challenges;

  • Located adjacent to State Highwayay 1 with high road noise
  • Two high voltage transmission lines
  • Constrained access to a new north-south road
  • Existing streams that had to be retained and enhanced, with historically inherited stormwater flow from upstream.

These challenges helped define the resulting 230-lot design. Through productive design investigations with the client, other consultants and council, lead to an innovative and well-considered design that delivers on best practice urban design while delivering a market resilient development for the client.

As a Special Housing Area the Woods team had to not only work to a more constrained development schedule but within an evolving and ever-changing regulatory environment. Through the process, the Woods team was commended for their work and approach by the council which translated into a smoother consenting outcome. The subdivision consent is the process with consent imminent. The design for the affordable homes for the development to commence soon.
