Woods worked with Creating Communities Ltd to develop a scheme for a 2,500 square metre site with a significant south-facing fall to the adjacent primary school in Melling Street, Glen Innes.

Woods Involvement 

The existing six houses were typical of the low-intensity state housing of the 1950’s, small houses on large sites, with an enabled zoning allowing three-storey housing. The brief was to provide a group of stand-alone two-storey houses on the western part of the site. The design placed 6 houses, all with 3 or 4 bedrooms, facing a vehicle and pedestrian accessway, which acts as an informal internal ‘street’.

The eastern, deeper portion of the site has a block of four terraces and a duplex facing the street, and two blocks of four terraces at the rear with an accessway providing vehicle access to basement garages. This gave a total development of 20 units.

Woods performance

The design team combined architectural, urban design, engineering, surveying and landscape design to create an integrated development.

Once resource consent was granted, Woods continued with detailed design to obtain building consent for the six stand-alone houses with Universal Homes as the builder partner. Woods were able to work with Universal’s systems and obtain building consent within a six week processing timeframe.
