The planning team at Woods has managed all consenting aspects of the Millwater development, successfully procuring in excess of 50 resource consents from Rodney District Council and Auckland Regional Council to facilitate the development of more than 300 hectares of land near Orewa in the Rodney District. Woods were also instrumental in developing the Structure Planning and promoting the rezoning of Silverdale North, and in the development and finalisation of the Silverdale North Integrated Catchment Management Plan. Works requiring consents from Rodney District Council and Auckland Regional Council include development concept plan approvals; subdivision of residential, commercial and school sites; bulk earthworks and geotechnical remediation works; reserves and open space development; new motorway interchange; retaining structures; native and exotic trees removal; stormwater management ponds and wetlands; coastal works; installation of culverts, filling and diversion of watercourses; decommissioning of sewage oxidation ponds; and contamination remediation. Additionally, several approvals have been obtained from the New Zealand Historic Places Trust, with the cooperation of iwi, for the modification of European and Maori archaeological sites. Sensitive environmental and cultural site constraints together with prescribed development timeframes and budget have necessitated an innovative approach to planning. Some examples include the development of an adaptive sediment monitoring and response plan to protect the habitat values of the Orewa Estuary, implementation of lizard and fish capture and relocation programs, installation of wildlife passages beneath roads intersecting key ecological corridors, tree relocation, ‘naturalisation’ of stormwater outfall structures and relocation of midden sites. Woods' comprehensive understanding of planning legislation and processes, as well as our relationships with local and regional authorities, iwi and members of the local and wider community, have been pivotal in the successful and timely procurement of the multitude of consents and environmental solutions required for the successful delivery of the Millwater development. |
