Grafton Downs Ltd has successfully completed a Plan Variation for a ‘new town’ for land surrounding the existing Wesley College. The town will ultimately provide for approximately 4500 homes.
Woods’ role expanded after the Plan Variation was granted from engineering & surveying services to include planning, urban design and architectural services.
The first stage framework plan established a linked street network with two retained streams providing landscaped riparian margins. A central reserve will provide a recreation space with a playground and an adjacent child-care centre. The blocks surrounding the park will provide medium-density rear-loaded duplexes. The design minimises rear lots and provides a wide range of site sizes for housing diversity.
The Special Housing Area required Woods to design affordable housing for the first stage. Woods responded with two-bedroom duplexes that provide the same built grain as the adjacent vacant lot widths. The two-storey houses can grow to accommodate a third bedroom and garage on the ground floor. GDL will retain the affordable houses for teachers at the college.
Earthworks are underway for the first stage with civil works begun in February 2017.
