Woods were commissioned by Neil Group to prepare a qualifying development resource consent application for 5 & 5A Scott Road. 

Woods Involvement 

As a rapidly developing area of Auckland, Hobsonville has established an identity that extends across the peninsula.

The Scott Point Plan Change enabled land along Scott Road to be zoned Mixed Housing Suburban and accelerate land development. Woods were commissioned by Neil Group to prepare a qualifying development resource consent application for 5 & 5A Scott Road. This superlot consists of 26 terraces with rear loaded garages,  and is grouped in duplex and triplexes to provide breaks in the articulation of the buildings and to accommodate site level changes.

Woods provided Planning, Architectural and Urban Design services for the project. 

To provide a high-quality street interface to Scott Road to meet the ‘Green Street’ aspirations, all garages and car pads are rear-loaded from a T-shaped private lane. The development has a mix of housing types from two-bed terraced homes, to four-bed duplexes, and a generous, private open space provided at the rear between the house and garages/lanes. In order to create an interesting streetscape variation, mono-pitch roofs were used in various orientations. 

Woods performance

The development followed the structure plan approved at plan variation stage, and met the client’s objective to provide a variety of unit sizes within smaller blocks, as well as an integrated landscape design.
